Historic renovations
Historic tax credit experts
St. Louis is full of historic buildings worth saving. Core2 renovates them into apartments, offices and restaurants, and we know how historic tax credit projects work: the work is built to the Secretary of the Interior's Standards for Rehabilitation and documented the way federal and Missouri historic tax credit reviews require.

Historic tax credits in Missouri
How the credits work
Missouri offers its own historic tax credit, and it can be combined with the federal credit. For the right building, the credits can cover a large share of the rehabilitation cost.
25%
Missouri state credit
A state tax credit on approved rehabilitation costs for certified historic buildings in St. Louis and Kansas City. Commercial properties and owner-occupied homes qualify, and since August 2024 nonprofits can too.
35%
Outside St. Louis & Kansas City
Since August 2024, projects elsewhere in Missouri can earn 35%, as long as they don't also use state low-income housing tax credits.
20%
Federal credit
A federal credit for income-producing buildings certified as historic by the National Park Service, after a substantial rehabilitation.
45%
Combined in St. Louis
Projects can apply for both programs. In St. Louis that means up to 25% state plus 20% federal on qualified costs.
